How it

Our team, at Finespace works whole-heartedly to bring dream projects to life. A projects is completed in 5 main Phases. The division and details are as below.

 

Enter discussions with the client(s) to ascertain project brief and intended budget.

Conduct desktop study to identify on site constraints and planning considerations.

Phase 1

Feasibility

Enter discussions with the client(s) to ascertain project brief and intended budget.

Conduct desktop study to identify on site constraints and planning considerations.

(a) Make or (b) Arrange: survey of site and/or buildings

Provide Feasibility Studies/3D Views/Layout options and submit to client(s) for comments.

Revised scheme in-line with client comments and agree upon the fixed design to progress into next phase.

Provide/Arrange feasibility cost plan to be provided to ensure project is within the clients budget.

Submit pre-planning advice application (if deemed necessary)

Phase 2

(04) Spatial Co-ordination

Planning


Develop final drawing set in line with the local authority validation list in preparation for submission. Inclusive of: locations plan, site plan; and (existing and proposed) floor plans, roof plans, elevations and sections.

Produce design and access statement, heritage statement and planning statement as required.

Submit required application forms and liaise with the local planning authority throughout the determination period 8-10 weeks.

Phase 3

(05) Technical Design

Technical design

Produce detailed information inclusive of detailed sections,

detailed elevations, specifications and 1:5 / 1:10 details as required.

 

Prepare (a) a specification or (b) a schedule of works.

 

Co-ordination of drawn information with Structural Engineer / Consultants.

 

Submitt to Building Control for review and approval via Plan check route.

Phase 4

(06) Prepare Tender

Tender

Review of returned tenders in line with the Schedule of Works.

 

Assistance in selection of suitable contractor and assistance in the procurement of the building contract.

 

Advise on an appropriate form of Building Contract, its conditions and the responsibilities of the client, the design team and the contractor.

 

Prepare documents required for tendering purposes.

 

Advice on potential contractors to be invited to tender for the work Invite, appraise and report on tenders and prepare the Building Contract and arrange for it to be signed.

 

Provide the contractor with the information required for construction.

 

Review design work produced by contractor's specialist subcontractors

Phase 5

(07) Construction

(08) Handover

Construction / Handover

Visit the site to see that the work is proceeding generally in accordance with Building Contract.

 

Certify payments for work carried out or completed. Advice on the final cost.

 

Provide ‘As Constructed’ information showing the building and services.

 

Give general advice on maintenance.

 

Make final inspections and advise on the resolution of defects.

 

Agree final account and issue a final certificate.
